53 Things A Potential Buyer May Want To Know And We Should Already Know

OK, it's time to sell that house, but how much do you really know about the house? If a potential buyer has a question, we need to know the answer, or at a mimimum be able to get the answer immediately from somewhere

Listed below are 53 things you should know about the house and things that potential buyers may inquire about. If we already know the answers, we will save time and impress the buyer.

  1. What repairs were made, and why?
  2. How many BTU is the HVAC system rated?
  3. How old are the HVAC units?
  4. How old is the roof?
  5. What type of roof is it?
  6. How many gallons is the hot water heater?
  7. How old is the hot water heater?
  8. What are the names of the elementary, middle and high schools?
  9. What is the size of each and every room?
  10. What is the age of the carpet or other flooring?
  11. What time of day does the mail run?
  12. When is the trash picked up?
  13. Are there carbon monoxide and smoke detectors?
  14. Is the fireplace natural burning, gas, etc.?
  15. Is there a gas or electric hookup for the dryer?
  16. Are the windows energy efficient?
  17. Do the windows fold in for easy cleaning?
  18. Is the water supplied by a well or city?
  19. What year was the house built?
  20. How old is the refrigerator?
  21. How old is the range/cooktop/stove?
  22. Is there a garbage disposal?
  23. Has there been annual termite inspections?
  24. Has the yard been receiving any treatments?
  25. Are the neighbors friendly?
  26. Where's the nearest hospital?
  27. Where's the nearest grocery store?
  28. Where's the nearest shopping mall?
  29. How far from the airport?
  30. Is there pizza delivery?
  31. What company provides cable TV service?
  32. Is there a community association?
  33. Exactly where does the property end?
  34. Where is the main water shutoff?
  35. Where is the main gas shutoff?
  36. Are there screens for every window?
  37. Can an RV be parked in the driveway, or someplace visible from the road?
  38. When was the chimney last swept?
  39. Has the water been chemically analyzed recently?
  40. Is the attic or other accessible areas large enough to store items?
  41. Are there keys for every door?
  42. Is trash burning legal?
  43. Are there any problems with snakes, armadillos, bats, spiders, etc.?
  44. How long did the previous owners live there and why did they leave?
  45. Are there regular drive throughs by the local police?
  46. Have any pipes burst in cold weather?
  47. If electric stove, is there a gas line available for a gas stove?
  48. Is there a water line to the refrigerator for an ice maker?
  49. Is there an automated lawn watering system?
  50. Where are the nearest places of worship?
  51. Is there a security system?
  52. Are there city property taxes? If so, how much?
  53. Are there county property taxes, If so, how much?

If you make a check list with the information listed above and provide the answers, this can be printed, copied, and then provided to each person that looks at the house. The more information you can give a potential buyer, the better, especially if it's good information. It will save you time later if you find out the answers beforehand.
